| The Cottage Rose Cottage is a charming detached 17th century Manx stone cottage situated at South Cape, Laxey, less than 5 minutes walk down steps to the beach and harbour, and only a few yards from the South Cape Manx Electric Railway stop. It has been carefully modernised to a very high standard to give 21st century comfort while still retaining its 17th century character. There is off-road parking for one car, and on-road parking for a second one, on either side of the porch. In addition, there is space at the side of the house for a small car or a number of motorcycles. |

South Cape Laxey is situated on the Island's East coast between Douglas and Ramsey. With its beach with large areas of exposed sand at low tide, its friendly shops, cafes, restaurants and pubs, its coastal and mountain walks for the energetic, and its transport (including the Snaefell Mountain Railway), it makes an ideal base for an enjoyable holiday in the Isle of Man. Make sure you visit the Lady Isabella, the largest working water wheel in the world. The photo on the left shows the location of the cottage, outlined in red. | Accommodation The cottage was originally two separate stone cottages, now converted into one large holiday unit. |
| Ground Floor The ground floor contains an entrance porch leading into two luxuriously carpeted lounges, 20ft by 12ft and 15ft by 12ft. The first lounge contains the dining area and TV area. The TV shown is a satellite digital colour television and DVD/CD player, receiving Freesat. |

| It leads through into the second lounge, which has a piano and small snooker table. |

There is a modern kitchen with electric hob and fan oven under, microwave, dishwasher, fridge and large worktops. Cutlery and crockery are provided for six people. |

| Note that being very old, some ground floor parts of the cottage have limited headroom. The clearance to the beams in the kitchen and the
utility room is less than 6 ft in places and the height of the back door and the door between the main lounge and the kitchen is less still. |

The bathroom contains a W.C., wash basin and a bath with shower over. Unlimited supplies of hot water are available from a gas fired Vailant boiler. This also powers the central heating, and there are individually controllable radiators in all rooms. |
| Garden We have a large garden and it is mainly laid to grass, with a patio area and garden furniture overlooking the beach. |

| General Information
To maintain the high standard of interior furnishings, we regret that we cannot accept pets.
The telephone will accept incoming calls and allow outgoing emergency and telecom enquiry calls.
South Cape tram stop (part of Manx Electric Railway) is very close, up the hill past one house then a few metres
on the right along the tram track. A few minutes' walk further up the hill, on the main road, is the bus stop for
buses running between Douglas and Ramsey.
Close by the cottage is the 'Road of the Gull', part of the Isle of Man long distance Coastal Footpath, which leads
down onto Laxey Beach. Less than 10 minutes walk downhill is the Old village centre, with the Shore Hotel pub and
micro-brewery on one side of the Laxey river, and the well-known La Mona Lisa Italian restaurant on the other side.
A few more minutes walking brings you to the Harbour.
The shops and Post Office are in the centre of the New village, half a mile (10 minutes walk) from the cottage.

| Broadband We are equipped with broadband and Wi-Fi throughout the whole of the cottage. |
| Availability The Isle of Man has removed all restrictions on people entering the island. There is no longer any need to provide proof of vaccination, or to take a lateral flow test on entry. |
| Covid 19 protection Please note that between one set of guests departing and the next set arriving the cottage is given a deep clean. We ask guests not to enter the cottage if you are experiencing Covid 19 Symptoms. This includes:

| TT Race Week The cottage is available in the latter part of TT Race Week, from Tuesday 6th June onwards and is available for all the following week (to the 16th June) The first three days of practice week are also available. (27th to 29th May) |

Unfortunately, Rose Cottage is unsuitable for full time wheelchair users. The building
is more than 400 years old with thick stone walls and many original features including
narrow doorways, oddly-shaped rooms, low ceilings and uneven floors, as you would
expect in a building of that age and character. The bathroom/WC and bedrooms are
on the first floor, which are accessed by a flight of stairs (no lift).
We do not accept pets, but if you wish to bring your Assistance Dog, please contact
us to discuss your requirements..
